    1. Business Nature

    Orca Strategic Group, LLC is a real estate advisory and investment company. We are not a government agency, nor are we affiliated with any government housing program, HUD, or the FHA. We are a private, for-profit entity.

    2. Principal Transactions

    In certain situations, Orca Strategic Group, LLC or its principals, affiliates, or partners may offer to purchase your property directly. In such cases, we are acting as a principal in the transaction for our own account, with the intent to earn a profit. We are not acting as your agent, broker, or fiduciary in these principal transactions.

    3. Referral Relationships

    If we determine that listing your property on the open market is the best route for your situation, we may refer you to a licensed real estate broker or agent. Orca Strategic Group, LLC may receive a referral fee or compensation from the broker or agent in connection with such a referral, as permitted by applicable law.

    4. No Upfront Fees for Distressed Homeowners

    We do not charge upfront fees for our initial consultation or triage services to homeowners facing foreclosure. If a specific service requires a fee, it will be clearly disclosed in writing in a separate agreement before any services are rendered, in compliance with applicable foreclosure rescue and loan modification laws.

    5. Real Estate Licensing

    While some principals or employees of Orca Strategic Group, LLC may hold active real estate licenses in various jurisdictions, the company itself operates primarily as an advisory and investment firm. When acting as a buyer, we are acting as a principal, not as a licensed agent representing your interests.

    6. Affiliated Entities

    We may work with affiliated title companies, legal counsel, or investment entities to facilitate transactions. Any such affiliations will be disclosed during the transaction process if they represent a conflict of interest or required disclosure under state law.
