    • Seller permission, brokerage policy, MLS rules, listing agreement terms, agency duties, confidentiality obligations, and commission matters apply to your engagement with Orca — regardless of how communication occurs.
    • SMS communication does not create a commission agreement, agency agreement, listing agreement, purchase agreement, or binding transaction.
    • Separate properly executed written agreements control all compensation and transaction terms.
